For many entrepreneurs, navigating the complexities of startup growth and staying ahead in an ever-evolving technology landscape can be like trying to find a way through a maze. At the forefront of this challenge is Mujir Muneeruddin, a lawyer, investor, and entrepreneur, whose journey demonstrates how diverse professional skills can come together to build something transformative and how to successfully pivot as an entrepreneur.
We spoke with Muneeruddin, who shares his experiences as Chairman of Velocity1 Group, a purpose-driven investment organization with a focus on clean tech, manufacturing, and real estate optimization.
The Synergy of Lawyer, Investor, and Entrepreneur: The “Unholy Trinity”
Muneeruddin wears many hats, as a lawyer, investor, and entrepreneur, but rather than separate these roles, he integrates them into what he referred to as the “unholy trinity” of his professional life.
As a lawyer specializing in mergers and acquisitions (M&A) and corporate finance, Muneeruddin has honed critical skills in structuring deals, managing risks, and ensuring that business strategies are legally sound. “The skills you gain as a lawyer, are exceptional” he explains. “You learn how to raise money, not just from a marketing perspective, but also from a legal one. You understand how to manage risk.”
These skills are vital when negotiating funding, building strategic partnerships, and ensuring that opportunities are financially viable and legally protected. His unique approach gives him the ability to think about business decisions from multiple angles, positioning him as an invaluable asset to his ventures.
The Evolution: From Motorsport Dream to Industrial Land with Infinite Possibilities
The journey of the project is a perfect example of how entrepreneurship can evolve in unexpected ways.
The project started with a clear macro goal: creating a positive social and environmental impact, through an ambitious project–building the world’s largest carbon-neutral indoor motor speedway. About 15 years ago, the team succeeded in accomplishing it, but the vision shifted over time. Despite their initial success, several deals fell through, and at some point, Muneeruddin reflects: “There should be an easier way to make money.”
The key was a pivot. After many aborted deals and frustrations with raising capital, the team started thinking outside the box. “We started to have discussions with the municipality in the region,” Muneeruddin recalls. “There was a growing demand for industrial land, and we had all the environmental sensitivities in place, thanks to the work we already did”.
By leveraging their existing infrastructure and knowledge, an opportunity arises: redesignating the land into an industrial campus. The project would keep its goal of building something that could have a positive impact in the world, while generating profit. In Muneeruddin’s words, “The goal was always to create something transformative; the opportunity we saw in this project allowed us to have a greater impact and make it economically viable. Over time, we became the biggest contiguous or semi-contiguous assembly of industrial land in the province, according to certain ministries within the Ontario government.” After the redesignation, Muneeruddin was able to bring more capital to consolidate the project and streamline the ownership structure.
Looking to the Horizon
Today, Velocity1 Group holds a portfolio that includes an estimated 600 acres of industrial land on the Canada-US border, at the Niagara and Buffalo border, Peace Bridge Corridor, which is one of North America’s busiest portals for international trade and travel.
Muneeruddin affirms that they are looking to the horizon, seeing what Q1 and Q2 of 2025 bring them, with already ten opportunities in the pipeline. As he describes, “When you consider factors like clean water, clean energy, major transportation arteries such as the Queen Elizabeth Way, proximity to the U.S. border, and a deep-water seaport, plus the overall energy capacity, it’s clear that this location is unique. We are seeing a lot of specialized buyers, including potential for an EV battery manufacturing plant, and data centers.”
This evolution into cleantech became part of their vision after the redesignation and created a more sustainable impact while providing new business opportunities that would generate jobs. With Canada’s support of the clean-tech sector, Velocity1’s land is positioned to become a major player in North America’s clean-tech space, benefiting from government incentives and Ontario’s status as an innovation hub.
Now that Velocity1 is structured and ready to take off, Muneeruddin professes the goal is to generate liquidity with a focus towards more impactful projects, like a venture fund.
The Entrepreneurial Mindset: Lessons for Founders
On his advice for founders, Muneeruddin emphasizes the importance of perseverance and adaptability. “The most successful entrepreneurs are those who understand when and how to retool and reset. Your macro goal might stay the same, but the path to achieving it can change as the circumstances evolve.”
According to Muneeruddin, entrepreneurship is about pushing through adversity as he explains,. “Life can be a storm at times, but at some point, the sky will clear. You’ve got to stand still in the difficult moments and ask yourself, ‘What can I do now to survive?’” Muneeruddin advises. “When the storm passes, you’ll realize why you went through it in the first place. You can learn from it. And if you want to stop pursuing after the storm, it’s okay. But don’t quit when you’re in the darkness”.
Turning Setbacks into Stepping Stones
Velocity1’s story highlights the value of resilience in entrepreneurship. The company’s ability to pivot demonstrates that when things don’t go as planned, there’s always room to rethink, adapt and innovate. Pivoting is not only important to survive but also to thrive.
The key, Muneeruddin concludes, “is leveraging what you’ve done as a stepping stone to move forward. You don’t always have to go back to square one.”
